Design definition and presentation of basic studies:
- Negotiation and exchange of opinions with the "employer" to know the wishes and opinions mentioned
- Preliminary analysis of different elements of the plan in terms of the needs (conventional or subject to technical regulations) of mechanical facilities based on the information reflected in the architectural plan and the needs of the "employer", to separate the various mechanical facilities and equipment required by the plan and possible future developments and coordination Necessary preliminary work with designers of electrical installations and structures
Controlling and reviewing the analysis of the features of the area (land) for the implementation of the plan:
- Visiting the site and conducting local investigations regarding the facilities for meeting the needs of facilities such as water, natural gas, rainwater and sewage disposal and, if necessary, requesting the employer or his legal representative to contact and determine the assignment and enter into a contract with related organizations.
- Investigating the climatic characteristics of the project site, including the condition of the winds and the relevant characteristics, the amount and changes of rainfall and air humidity, the state of sunshine in different seasons, the amount and changes of temperature and, as the case may be, other indicators required in technical calculations and the preparation and presentation of documents and maps related to phase one mechanical facilities
Control and review of other effective factors in the preparation of mechanical facilities plan:
- Investigating and determining the limits of the effects of effective factors (financial, time, building construction stages) in setting the plan of mechanical facilities
- Examining the plan and studying the technical report related to the facility systems and electrical equipment and determining the requirements of the said systems in terms of mechanical facilities.
- Review and study to select and justify the systems and types of facilities and mechanical equipment suitable for the design in terms of practical facilities, compliance with the features of the architectural and climatic design, economic aspect, maintenance and repair facilities.
- Determining and proposing the type and quantitative and qualitative characteristics required for the design in terms of facility systems and mechanical equipment to separate each system according to the requirements, common standards and technical criteria.
- The initial schedule of project implementation based on the technical requirements and items determined by the employer and reflected in the architectural plans in terms of the construction and development stages of the project
- Preliminary estimate of the amount and cost of implementing the project's facilities and mechanical equipment
- Submitting a series of reports, maps and technical documents containing the results obtained from the above rows and as described below to the employer or his legal representative for review and final approval:
A) Health facilities:
Checking the number and capacity of equipment
Rainwater collection and disposal system
Wastewater collection and disposal system
Surface water collection system
Supply and storage, how to supply pressure (if needed) and distribution of cold water consumption
Hardening and purifying water (if needed)
Hot water supply and distribution system
Irrigation system of the green space of the area and private spaces
Fossil energy distribution and storage system (gas, diesel, etc.) if needed
Checking and suggesting the type of materials and mechanical equipment
Preliminary estimate of the cost of mechanical equipment for the implementation of the work
B) Heating, cooling and air conditioning facilities:
Providing the desired standards
Examining different comparable methods and finally suggesting how to provide fresh air and other needs of the air conditioning system, either local or central.
Examining comparable methods and proposing an energy distribution system
Examining comparable methods and choosing the air evacuation system for fragrant and polluted spaces
Checking the fire and smoke protection system
Preliminary estimation of heating and cooling loads and capacity of energy generating devices
Examining comparable methods and suggesting the type of materials and mechanical equipment
Investigation of automatic control systems
Preliminary estimate of the cost of mechanical equipment for the implementation of the work
C) Fire extinguishing facilities:
- Preparation of the fire extinguishing system plan and the necessary forecasts based on fire regulations and presenting it to the fire department, as well as defending the report and plan presented and cooperating with the consultant of the fire department until obtaining the necessary results in order to approve the presented systems.
D) Roof garden facilities:
- Designing and presenting maps related to the non-potable water supply system on the roof
- Designing a treatment plant, water supply, wastewater related to a hot tub or a fountain on the roof
- Calculations and presentation of hot tub heating system plan in four seasons if needed
E) Swimming pool and Jacuzzi facilities
- Design of treatment plant and heating system of swimming pool and jacuzzi
- HVAC design and selection of dehumidifiers and air conditioners related to the pool and surrounding areas
- Design of hot and cold water and wastewater systems related to the swimming pool and jacuzzi area
- Establishing the technical office and the resident supervising engineer at the project site
- Presentation of shop drawing, placement and implementation details related to the implementation of installations inside the ducts and false ceiling according to the implementation process of the workshop
- Providing a workshop map (shop drawing) for the exact placement of mechanical installation equipment in the central and sub-engine rooms of the residential and common floors as well as on the roof in accordance with the implementation process of the workshop
- Providing advice to the employer to choose and purchase equipment and materials for the implementation of mechanical installations
- Establishing a technical office with complete equipment in the project and justifying the technical office of the respected employer and relevant contractors
- The presence of a facility supervisor engineer along with a technical office expert full-time from the establishment of the facility contractor and preparation of monthly reports.
- Preparation of technical certificates of mechanical installations for each of all units and commons with the help of the employer's technical staff
- Examining the qualifications of contractors
- Control the request for goods
- Quality control of goods
- Quantitative and qualitative control of contractors and delivery of work from utility contractors
- Consulting regarding the purchase of water and sewage branches, gas and fire department
- The presence of the consultant at the project site on a monthly basis to coordinate with the resident supervisors and participate in the employer's meetings
- Preparing Ezbilt maps
- It is possible to prepare vision maps with Lod400 upon the request of the respected employer.
